Lender - Treat Your Favorite Mortgage Lender with Care




If you sell real estate, or if you buy real estate, you depend on lenders to make the closings happen. at the time you find 1 who is pleasant to you including your customers, pays attention to details, including gets closings done on time, you usually go back again including again.

As in any other business, at the time you are a frequent including loyal customer, you tend to obtain moved ahead pertaining to the crowd - you obtain preferential treatment. Your closings sail right through. You including your lender even become friends of sorts.

But what if you have a transaction that is out pertaining to the ordinary, including your lender can not push it through? What then?

Just the afternoon I had a conversation with My lender, including she was upset. She's been working with a client we both know well. He had been in her office or on the phone several times a day last week, including had called her 3 times at home over the week-end with questions including worries regarding a house he's trying to buy. He called again first thing the morning.

One concern is the condition pertaining to the property. It is, in short, a mess. She advised him that it will be a good idea to work with the sellers to haul away some piles of old tires including miscellaneous junk that is overtaking the tiny yard including rendering the driveway useless.

She said that the appraiser might come in under the (high) purchase price because pertaining to the mess. After all, appraisals are based on opinion. A mess suggests lack of care throughout, including poor overall condition, which will cause the appraisal to come in low. He mentioned that his real estate agent said she knew a lender whose appraiser didn't care what condition the property was in.

An appraiser who does not care regarding the condition pertaining to the property? Hard to believe. But everything is possible, especially if a particular appraiser does not care how long they keep a license!

About 2 hours later the gentleman called again. the time he said to hold off on doing everything because the deal might not go through.

Now the might be true, but my friend does not think so. She thinks he's decided to switch lenders including go with the 1 who says she might obtain the house appraised for the purchase price. that is called competition, including it happens. that is not what was bothering my friend.

She said I don’t care if he switches lenders. It might actually be a blessing not to have him calling with questions 5 or 6 times a day. But I wish he had told me the truth.

And therein lies my advice for the day. If you must switch lenders because your favorite can not do what needs to be done, be honest regarding it.

You'll maintain your good relationship including be able to come back to your favorite with a clear conscience.
